Buying a home within the City of Toronto means paying two Land Transfer Taxes: the Ontario provincial LTT and the Toronto Municipal Land Transfer Tax (MLTT). This calculator estimates both plus any applicable first-time buyer rebates.

Toronto MLTT brackets (2024 update)

Toronto added luxury tiers in 2024 for properties above $3 million:

  • 0.5% on first $55,000
  • 1.0% on $55,001 to $250,000
  • 1.5% on $250,001 to $400,000
  • 2.0% on $400,001 to $2,000,000
  • 2.5% on $2,000,001 to $3,000,000
  • 3.5% on $3,000,001 to $4,000,000
  • 4.5% on $4,000,001 to $5,000,000
  • 5.5% on $5,000,001 to $10,000,000
  • 6.5% on $10,000,001 to $20,000,000
  • 7.5% over $20,000,000

First-time buyers can claim up to $4,475 against the municipal portion and $4,000 against the provincial portion, for a maximum combined rebate of $8,475.

Frequently asked questions

Does Toronto MLTT apply to properties just outside Toronto?
No. MLTT applies only to properties within the City of Toronto boundary. Properties in Mississauga, Markham, or other 905 municipalities pay only the Ontario provincial LTT.
Can I combine the FTB rebate with the newly-built home exemption?
The FTB rebate is separate from provincial and municipal exemption programs. You can claim both the municipal ($4,475) and provincial ($4,000) FTB rebates if eligible.
When did the luxury tiers take effect?
Toronto City Council approved the MLTT luxury tier structure in 2023, with rates applying to agreements of purchase and sale signed on or after January 1, 2024.
