Saskatchewan offers a provincial first-time buyer tax credit and a PST rebate on new construction. No provincial land transfer tax, only a small title registration fee.

Provincial programs

Saskatchewan First-Time Homebuyers' Tax Credit

Non-refundable provincial tax credit equal to 10.5% of up to $10,000 of eligible amount, worth up to $1,050. Claimed on the provincial tax return the year after purchase. Splittable between partners.

Eligibility

  • First-time buyer as defined by CRA (four-year look-back)
  • Home is in Saskatchewan and becomes your principal residence within one year

Saskatchewan PST Rebate for New Home Construction

Rebate of up to 42% of the provincial sales tax paid on a newly constructed home valued under $550,000. Partial rebate phases out up to $650,000.

Eligibility

  • Home is newly built and never previously occupied
  • Home is primary residence
  • Purchase or construction contract signed within program window
