Province of British Columbia — property transfer tax
BC’s first-time buyer exemption is not a full tax exemption on every home below $835,000. When the entire transfer is eligible, the exemption is the base tax up to $500,000, then $8,000 through $835,000. It decreases to zero between $835,000 and $860,000.
Check BC’s official exemption table and eligibility requirements before selecting an exemption.
An example from the official table
For an $800,000 transfer that is fully eligible, the base tax is $14,000, the first-time buyer exemption is $8,000, and the remaining tax is $6,000. At $850,000, the exemption is $3,200 and the remaining tax is $11,800.
Scope of this illustration
The model assumes a fully residential property no larger than 0.5 hectares. Selecting an exemption assumes that all purchasers and the transfer meet the relevant conditions; it does not determine eligibility. Partial eligible ownership, mixed use, additional foreign-buyer tax and other special treatment are not modelled. Use the fair market value required by BC, which is not necessarily the agreed purchase price.
The separate newly-built-home option has its own requirements. Do not select it merely because a home looks new, and do not combine it with the first-time buyer option. The official instructions—not this selection—determine eligibility.
