First-time home buyer programs in New Brunswick

New Brunswick does not offer a land transfer tax rebate for first-time buyers, but runs an income-gated Homeownership Assistance Program providing long-term loans. A separate program supports off-reserve Indigenous buyers.

Homeownership Assistance Program (HAP)

25-year loans of up to $75,000 for first-time buyers with household income of $40,000 or less. Interest-free if income is under $30,000.

  • Household income $40,000 or less
  • Home is in New Brunswick and primary residence

Off-Reserve Aboriginal Home Ownership Program (ORAH)

25-year loans with affordable interest rates for Indigenous New Brunswick residents buying or building a first home.

Eligibility

  • Indigenous resident of New Brunswick
  • Household income $55,000 or less
  • Shelter-cost-to-income ratio no higher than 32%
